RATES: All rates are per night and based
on single or double occupancy.
Rates are non-commissionable
and do not include taxes, fees, or other costs or gratuities.
Rates are subject to change based on availability and season.
Certain blackout dates, day of arrival and length of stay restrictions
may apply and may vary by arrival date. Please contact us directly for
specific rates.

RESERVATIONS: You must be at least eighteen (18) years of age to rent a
room. All reservations require a valid credit card prior to being
confirmed and the same card as well as proper identification must be
presented at the time of check-in unless other arrangements have been
made.

CANCELLATIONS: All cancellations are subject to a cancellation
processing fee of $35. Cancellations made within thirty (30) days of
the reservation start date will forfeit the collected deposit and a
cancellation processing fee of $35 will be assessed for each room.
Failure to check-in or cancel a reservation in accordance with this
policy will result in guaranteed no-show/cancellation charges being
charged to the credit card used to guarantee the reservation.

CHECK-IN /
CHECK-OUT: Check-in is between 3:00PM and 7:00PM unless special
arrangements have been made with the Innkeeper. Failure to make
arrangements or to check-in by 7:00PM may result in the loss of lodging
as well as guaranteed no-show/cancellation charges. Check-out is by
11:00AM. Failure to check-out by 11:00AM may result in additional
lodging charges. Check-outs prior to the scheduled date of
departure are considered cancelled reservations.

DEPOSIT: All
reservations may require a deposit of 50% of the total reservation or a
minimum of one (1) night's lodging and applicable taxes per reserved
room. You will be notified in writing of the amount of the deposit and
when the deposit is due. Deposits for reservations made within
thirty (30) days of the arrival date may be charged upon making the
reservation. All deposits will be credited to the last
night of the confirmed reservation.

ADDITIONAL
DEPOSIT REQUIRED: Extended stay reservations as well as reservations
made for certain weekends, block bookings of three or more rooms or
reservations made more than six (6) months in advance will require an
additional deposit and/or acceptance of other policies, terms and/or
conditions which will be outlined prior to the confirmation of the
reservation.

PAYMENT:
Payment in full is due at check-in. We accept Cash (U.S. Funds), VISA,
MasterCard, American Express and Discover. We DO NOT accept personal
checks at the time of check-in.

THIRD PARTY
PAYMENTS: If you wish to have your credit card charged for
a guest's stay, and the physical credit card will not be with the guest
upon check-in, we require a completed
Credit Card Authorization Form
on file prior to the guest's arrival. In order for the
third party credit card billing to be completed, we may also require a
photocopy of the front a back of the physical credit card as well as a
photocopy of a state issued driver's license.

SMOKING: All
rooms and buildings are strictly non-smoking. Additional charges will
be assessed for violation of this policy as well as loss of lodging
without refund.

PETS: For
the comfort of all guests, we are unable to accommodate pets. Guests
with confirmed reservations arriving with pets will be offered a list of
reputable boarding facilities located nearby and if the guest is
unable/unwilling to board their pet, they will be denied lodging and the
reservation will be treated as a cancellation.
